CARMEL, IN – Oakbrook Terrace, Illinois-based Mid-America Real Estate Corporation’s Investment Sales 1031 Net Lease Group recently closed on the sale of four outlot ground leases totaling 22,794 square feet at Merchants’ Pointe in Carmel (Indianapolis), Ind. Mid-America's Mark Goldberg, Tom Fritz, Rick Drogosz, and Joe Girardi represented the buyer and seller, both private investors.
The ground leases purchased are for Romano’s Macaroni Grill, Longhorn Steakhouse, Major’s Sports Café (a subtenant of O’Charley’s, Inc.) and Forum Credit Union, which had 9, 4, 5, and 14 years remaining respectively. Also within Merchants’ Pointe (but not included in the sale) is a free standing Borders book store, and two retail/office buildings. The site is located at the intersection of Keystone Avenue and 116th Street in Carmel, Ind., across from Merchants’ Square, a 330,000 square foot shopping center anchored by Marsh Supermarket, Petco, Hobby Lobby, Cost Plus and Panera Bread.
