The Shopping Center Group Awarded Leasing And Management For Centennial Village

NY-Based Investment Firm Makes Debut Acquisition in Atlanta

ATLANTA— The Shopping Center Group was awarded the leasing and management assignment for Phase I of Centennial Village, a neighborhood center located in Roswell, Ga. New York-based Rothenberg-Rosenfield, Inc. acquired the 95,876-square-foot, Kroger-anchored shopping center on Holcomb Bridge Road (State Route 140).

“Centennial Village is a premier grocery-anchored center situated in the heart of the Holcomb Bridge commercial corridor, a convenient shopping and dining hub for the Roswell community,” explains Jonathan Dubovsky, director of leasing, The Shopping Center Group, Georgia Division. “Our experienced leasing agents have been entrenched in the Holcomb Bridge retail corridor for many years, enabling us to leverage strong relationships established within the local retail community, so that we deliver value not only to Centennial Village and Rothenberg-Rosenfield, but to the surrounding community as well.”

The purchase of Centennial Village marks Rothenberg-Rosenfield’s entrance into the Atlanta market. The debut acquisition aligns with Rothenberg-Rosenfield’s investment criteria of seeking well-positioned grocery-anchored shopping centers in strong primary markets. The firm’s market penetration strategy will evaluate both stable as well as distressed retail assets in order to build its Atlanta portfolio.

With this assignment, The Shopping Center Group is now the exclusive leasing and management agent for both Phase I and Phase II of Centennial Village, totaling over 213,000 square feet. Phase II includes Kohl’s, PETCO, Rite Aid, Goodwill and Moe’s Southwest Grill.

“For several decades, the Roswell sub-market has proven to be fertile retail ground with demographic strength that positions it as one of Atlanta’s premier suburban communities,” explains Dubovksy. The densely populated consumer base is marked with an average annual household income of more than $130,000 within one mile of Centennial Village. Trade area statistics within a three mile radius further strengthen the appeal of the retail center with more than 26,000 households representing a population of 81,000 residents with an average annual household income surpassing $134,000. The shopping center is adjacent to Centennial High School, the top-performing school in Fulton County. In 2008, the school was ranked 272 among the top 500 high schools by Newsweek Magazine, demonstrating the caliber of residents within the Roswell community.
