CAROL STREAM, IL – Indianapolis-based developer Integrity Development Partners sold the recently constructed 21,153 square-foot Shoppes at Carol Stream to Chicago-based private investor Lee Crossings LLC. According to Oakbrook Terrace, Illinois-based Mid-America Real Estate Corporation’s Investment Sales Group, the deal closed December 1 for $5.1 million. Mid-America's Benjamin Wineman represented the seller and he dealt directly with the buyer. Carol Stream is a western suburb of Chicago.
The high profile, convenience-oriented center, which completed construction in 2007, is anchored by Starbucks and Ideal Fitness, and is located on the southwest corner of Schamale Road and North Avenue (State Route 64), one of the heaviest used east-west thoroughfares in the Chicago metro area. According to Mr. Wineman, Shoppes at Carol Stream is situated in a dense, infill area with strong barriers to entry.
